Condo inspections are a limited inspection of the interior of the Condo Unit. The HOA (Home Owners Association) is typically responsible for the exterior items and components.

However, this is not always the case. We urge you to review the HOA responsibilities and confirm what is and what is not covered under their responsibility. Especially the roof.

Typical Living Spaces Inspected:

  • Bedrooms
  • Bathrooms
  • Living Rooms
  • Offices
  • Dens
  • Family Rooms
  • Kitchen
  • Laundry Area, etc.

Typical Items in Living Spaces:

  • Flooring material, Walls, Ceilings, Doors, Windows, etc.
  • Light fixtures, Outlets, other electrical components, etc.
  • Bathroom fixtures, faucets, toilets, exhaust fans, etc.
  • Kitchen components, garbage disposal, exhaust vent, microwave, sink and faucets, etc.
  • Sub-Panels, Water Heaters, Sources of heat and air conditioning.

As stated, we inspect everything inside the condo itself. If the HOA is not responsible for a component, we will gladly include that for your report. Or, if there is an adverse component or condition in the exterior that directly affects your unit, we will include it so that you have something tangible to hand the HOA, to have fixed.

If you have a condo with radiant heat in the ceilings, then we will confirm its functionality with specialized tools.

Please keep in mind that the radiant heat installed in the condos was done over 50 years ago in some instances. The point I am trying to make is that the radiant heat system only had an estimated useful life of 40-50 years. Even if it is functional at the time of inspection, it could fail at any moment, due to its age. There is a electrical wall furnace that can replace the radiant heat system. It mounts flush with the wall surface, so it is called a stud-bay mount electric wall furnace. You can ask a licensed electrician about features and costs. Also keep in mind that these are installed in zones (each room). So you need more than one.
